Comfortable clean and convenient
We booked this room to start our Italian holiday and couldn’t of asked for a better start with the the view alone. We asked for and was fortunate enough to receive room 103, the perfect room for the view of the colosseum. The room was very spacious and clean. The bed was super comfortable and nothing was a problem for the friendly staff. Catalina (probably spelt it wrong) was warm and welcoming. We arrived very late but she went out of her way the next day to find us and say hello. It’s walking distance to most things and a hop off hop on bus stop close by. It is in a busy location but the noise didn’t impact us. I highly recommend this hotel to anyone visiting Rome but advise you to ask your taxi driver to take you to the Royal Cafe(which you enter through to the hotel) as we were dropped at the wrong location as taxis don’t seem to realise it’s also a hotel. Our 4 night stay was perfect and hopefully we’ll get to come back one day soon.

Lousy hotel
Lousy treatment of very despot staff more than normal Italians have no staff to carry bags and there is no elevator the long, steep stairs smell damp, old and dirty furniture you enter a restaurant has no staff at the reception desk have no baggage shelter they wanted to leave them in the hallway of the entrance to the terrace of the restaurant has no staff at the reception and has to be sought because they are on the terrace of the hotel q is a restaurant bar also very bad the only thing is the view to the coliseum but if you plan to attend just order an aperol or soda do not consume

Wouldn’t recommend
Nice view, but that’s where it ends. Very hectic chaotic location, the reception is at the back of cafe, doesn’t make sense. You then have to carry cases up past the kitchen to the room. Room needs refurbishment, aircon was leaking in to the wardrobe. On our last night, we were kept awake most of the night with constant banging, I had to go down in to the restaurant kitchen and ask the workmen to stop banging and this was two in the morning. They continued to use power tools and bang.
Wouldn’t stay here again and wouldn’t recommend to family or friends.

Alright
The location of the hotel is obviously extraordinary. The assigned room had a view of the Colosseum. Certain comfort (air conditioning, refrigerator) even if a little refreshing of the room would be welcome. The bed is comfortable and the room quite spacious. The reception is very satisfactory. Breakfast is not offered but a snack is available every day in the room.

Worth it for the Colosseum View
Royal House Hotel is great for the location and views of the Colosseum. The room is spacious and so is the bathroom.
The service of the staff is pretty bad, however, when we checked in we were asked to pay for the tax in cash and we had not been informed about this (it's never happened to me at any hotel), we had to go get cash and they were hesitant on giving us our room even though we had pay for it because we needed to get 7 euros from the ATM. Our room was up multiple flights of stairs and no one offered to help us with bags, they also didn't help us at check out.
The breakfast that is included is pretty laughable: powder machiattos, 2 small jams left in the fridge and pre-pakaged toasted bread.
However, the view of the room was pretty amazing and it is in a great location so overall worth it and would stay there again, just wouldn't count on help from the staff or the breakfast.
